EMCOR UK is a leader in facilities management and in the past, one of the country’s largest M&E contractors. After reporting significant losses, it pulled out of the M & E construction market in 2013 and now focuses on integrated facilities management, critical asset maintenance projects and energy services.

Formerly known as Drake & Skull, the company has a 100 year-plus history and today is the UK division of EMCOR Group, a US Fortune 500 company and one of the world’s largest M & E contractors.

Headquartered in Surbiton in Surrey, EMCOR UK provides a total lifecycle service and employs around 4 170 staff as at the end 2019, up from 4 040 previously. It was the first FM company to adopt BS 1100, the standard for collaborative business relationships.

The firm works across a wide range of sectors including healthcare/pharmaceutical, manufacturing/industry, transport, public sector, technology/communication and commercial. Clients include BAE Systems, BT, the Department of Health, Thames Water, British Sugar and the Natural History Museum. The firm’s order book has recently been bolstered in recent years by some major FM contracts with the larger utilities. 

Meanwhile, as part of the group’s ‘people strategy,’ it is working with academics and performance scientists from Bournemouth University on a programme for colleagues seen as ‘rising stars’.

In the group’s latest annual report, published in May 2020 the company said that Covid had had a significant impact on the company’s ability to carry out its operations and the outlook for 2020 was uncertain. However as the pandemic abates, the directors believe that by working in a highly collaborative style with clients, they expect to see continued growth in demand for their services.

Emcor’s latest results suggest it is continuing to make solid progress by focusing on the FM sector. Helped by the addition of new customers, turnover in the year to end-December 2019 on continuing operations rose to £331.3 million from £319.9 million previously. Operating profit rose to £14.1 million from £10.9 million, helped by higher gross margins on increased volumes. The company reported a pre-tax profit of £13.99 million up from £8.13 million in the previous year when the result was marred by losses on discontinued operations. Meanwhile, cash at bank and in hand rose to £36.9 million, up from £31.74 million previously.   

Integrated Facilities Management

EMCOR UK is one of the market leaders in the provision of facilities management, technical consulting and support services to the private and public sectors. The firm provides a wide range of integrated hard and soft facilities management services. Clients range from museums to airports and prime real estate to government facilities.

Today, the group is seeing a healthy workload in the higher education sector. Early in 2020, EMCOR UK won a multi-million pound contract to provide management for the University of Oxford, under which it will provide hard FM services to medical research buildings on the university estate; some 30 buildings, covering 100,000 sq m. The contract will involve planned, preventative and reactive maintenance, helpdesk services and specialist supply chain monitoring on a wide range of plant, equipment and systems.  

During 2020, EMCOR UK also renewed a 16-year relationship with Lancaster Gas Partnership, a city council department, extending  a contract for the maintenance and renewal of gas appliances in the council’s housing stock of around 3,400 properties. 

Other significant contract wins in recent years at EMCOR UK include a total facilities management contract with RSA Insurance Group to cover 18 of it buildings across the UK, including its London hq, which will run over a five-year term.

EMCOR UK also holds an eight-year facilities management contract to support the BAE Systems Typhoon Total Availability eNterprise (TyTAN) project involving supporting for both the company at RAF Coningsby (where Emcor has been working since 2006) and RAF Lossiemouth. Emcor provides both hard and soft FM. It also has a multi-service contract with the Defence Electronics & Components Agency, an MoD executive agency, on a  three-year term with an option to extend and M & E maintenance and other services across some 43 buildings at its site in Sealand, Stafford.  

The firm also has a total FM services contract for Infineum UK at its hq and technology centre at Milton Hill in Oxfordshire. Meanwhile, the firm has secured contract extensions for its FM work for NATS, the provider of air traffic control in the UK.

In the local authority sector, the firm has long-standing maintenance services contract with Hampshire County Council to provide comprehensive maintenance services for over 620 buildings across West Hants and the Isle of Wight for five years and with an option to extend.

The company has a 10-year FM contract to cover British Sugar’s four sites in Eastern England. The company also has a contract with longstanding client Japan Tobacco International to work across its UK sites.

Amongst utilities, Emcor has an integrated facilities management services contract for Anglian Water to cover 84 of its UK sites. Other significant clients in the sector where EMCOR provides integrated facilities management contracts include United Utilities, covering 594 properties in the North West and Thames Water’s portfolio of 4,000 UK properties. It also holds a contract for service and reactive maintenance for Northern Powergrid. 

Critical Asset Management

EMCOR UK works across a range of critical sectors managing customers facilities requirements. It offers integrated facilities management, property maintenance and facilities services in areas from high-value manufacturing, data centres, pharmaceutical research and secure government facilities  with a flexible system which can be tailored. It has specialisms in fire & security, aviation services and networks.

Energy Services

EMCOR UK provides energy efficiency management and development solutions to meet the growing energy and environmental needs of its clients, partly driven by legislation. These range from demand-side management, energy audits, legislative compliance, training, waste management and applying for ISO 9001:2008 accreditation.

Projects

When clients are investing in facilities or assets, EMCOR UK has in-house engineers, Computer Aided Design (CAD) operatives, space planners, surveyors, and consultants to assist from initial design and consultation, through to handover and ongoing maintenance. Services include materials procurement, directly employed skilled labour, and management. It also provides energy audits and recommendations.

Glenigan Data

Glenigan data highlights some of blue chip clients EMCOR UK works with.They show that the firm acted as the main contractor on a £4.5 million office refurbishment for United Utilities at Windermere House in Warrington over a six month period during spring and summer 2020 (Project ID:20155885).

 Conclusion: Focusing on long term FM life cycle maintenance & consultancy

EMCOR UK’s withdrawal from the M & E construction sector was a mark of how tough the sector had become. But having taken some fairly dramatic remedial action, the business is benefitting and winning new clients as it focuses on more reliable markets in long-term facilities management, life cycle maintenance and consultancy. Turnover and staff numbers have risen and the changes seem to be reflected in underlying operating profits. The group has a strong blue chip client base across a wide range of sectors and has succeeded in picking up some significant contracts for major utilities which should serve it well in the long run.
